COVID-19 COMMUNITY UPDATE

HOA under State of Emergency HOA-720 Statutes 

NOTICE: All amenities have been open with limited access to the amounts of people allowed based on the COVID-19 state policies.  All owners using these facilities must maintain proper social distancing and are advised that they are using the facilities "AT THEIR OWN RISK".  Gym will be opened at 5:00 AM through 9:00 PM.  Members who use the gym are required to sanitize the equipment after usage.

2021 ANNUAL ASSESSMENTS

2021 Annual Assessment Invoices have been mailed out in the first week of December.  The HOA Board and Argus are aware of the fact that Owners have not received their Annual Assessment Invoices due to severe delays in the USPS.  We expect that everyone should receive their Invoices by US Mail sometime this week or next week.

Due to this problem, the HOA is giving an extension for the payments to Owners who have not received their invoices.  Owners will have until January 31, 2021, to mail in their Assessment payments without additional penalties, service, or late fees.

COMMON PROPERTY - SECURITY UPGRADES -FOBS

Security Upgrades: New security at the guardhouse, clubhouse, gym, pool and tennis court areas has been installed.  The Key Fob pick-up schedule is over and anyone wishing to acquire their fobs or order key fobs need to complete the CAll Box e-Form below this section.  Argus is responsible for the remainder of the key fobs. The form goes to Argus and to the HOA as a backup.  Once it is received, owners will be notified of when and where they can pick-up their key fobs.

SECURITY - GATE ENTRY: Over the next month(s), the Laurel Lakes Association is beginning the process to register Contractor and Vendors for entry into the Laurel Lakes Community.  This will allow us to bring the gates down on a 24/7 period and monitor who is entering the community.  An Email Blast was sent out on March 31, 2018 with the "Contractor Policy and Contractor Registration Form".  By clicking the Icon to the left of this notification you can retrieve the same document with the form or selecting this link: CONTRACTOR REGISTRATION

Please have your contractor complete the form and you return it to the Board so we can begin to get them registered for a Security PIN.  If your company is a multi-employee company such a Pinch-a-Penny..., just complete the form and return it with the information and the technicians signature.  If they are a Sole Contractor, they should have a Permit or EIN (Employer Identification Number). The Board is not requesting a Social Security Number (SSN).  If your contractor has neither, please have them fill out the rest of the form, sign it and return it to the Board, and the Board will work with them to get a PIN.  Each homeowner should have the contact information for their contractor or should have a phone number to contact the company and get the information needed.  If you have questions, please contact the Board at Laurellakescommunity@laurel-lakes.net (posted - 03-20-2018)

COMMUNITY SPEED LIMIT!

The posted community speed limit on all roads within Laurel Lakes Community is 15 MPH Speed Limit. 

Signs are installed on each of the calming traffic islands throughout the community and on streets to remind all drivers within the community of the speed limit which needs to be observed on our streets.

Please be advised, effective January 7th, 2021, the community irrigation will only be available for use on Mondays and Thursdays moving forward. All individual irrigation repairs will need to be made during either of these days to ensure the water is on.  The TIME period that the valve will be open is from 12:01 AM - 11:59 PM.

LAKE REPAIR UPDATE: 03-31-2020

Lake Repairs: The HOA Board has not accepted the completion of Lake #2. After having the lake inspected by an independent contractor several issues were identified.  This information was turned over to CrossCreek and to our Legal Counsel.   

This resulted in a meeting with attorneys and a new plan to resolve the issues along the banks of Lake#2. 

A mechanical dredge is needed to be brought in to complete the fill and sodding properly on the banks.  The project is to begin in the first week of January 2021.  In the meantime,  Lake #3 is going to be started with a new company to meet our 5-7 year commitment of completing all 5 lakes.

TENNIS COURT RESERVATIONS 

Reminder to all Residents that the Tennis Courts need to be Reserved for use. Please complete the Question & Comments  e-Form for scheduling your Reservation Requests found below in the next section.  The request must include the dates and times and which court you are going to reserve. This will be posted on the Website Calendar.

Each Homeowner needs to submit their phone number that will be used for guest to call you, allowing you to release the gate. This can be your home phone number and/or cell phone number. Complete the form below to have your phone number entered into the Call Box.

Security Gate Opening Instructions

When a visitor arrives at the security gates, during controlled access, and they want to gain entry, you will need to know the following:

First, your visitor needs to be instructed to use the RIGHT SIDE (VISITOR/GUEST) entry gate away from the Guard House and pull up to the DoorKing Call Box.  Once they are located at the Call Box they will see a welcome screen with instructions. Follow the instructions on the screen and scroll through the call box listings screen until they locate your last name.  They may also choose to use a DIRECTORY CODE (3 Digit) to call you if you have given it to them, which eliminates the scrolling. (Note: at no time is your phone number displayed.)

The three-digit number, which they typed in and then PUSH CALL Button, this will call the phone number that you have registered with the HOA for the DoorKing Call Box.  At this time, after answering, you would identify the caller.  If it is someone you wish to allow to enter you would press the number “9” on your home or cell phone and the gate will open, then after the vehicle has safely passed through, the gate will close.  DO NOT HANG UP THE PHONE! if you wish to end the call - PRESS the # Key to disconnect or your line will stay active until the gate terminates the call which could be a couple of minutes.  In some cases you will need to press the "9" key a couple of time rapid sequence depending on the style of cell phone you have.

If there is a problem at the gate, a visitor or contractor can call the Argus emergency number which will is posted above the Call Box for entry or you can let them in by going to the gate and use your remote fob, but they will have to switch lanes and enter in the Resident Gate Side.
