Covenants Reminder
Our Laurel Lakes Community
We are very fortunate to live within the beautiful confines of Laurel Lakes here in Sarasota, Florida. Our community is truly impressive, well-maintained and currently has 307 residential homes with final plans for an additional 15, which will be constructed during the next several weeks.
As our community continues to grow and prosper, we wish to remind all homeowners of their responsibilities regarding the upkeep of their property. We have posted on our community website the Master Declaration of Easements, Covenants and Restrictions for Barton Farms, the Laurel Lakes of Sarasota Rules and Regulations, the Compliance and Enforcement of Covenants, Rules and Amendments to the Master Declaration. Please take a moment of your time to become familiar with our covenants which you can find under the Residents Only Section.

Our covenants speak to many situations that all of us desire in order to keep our community as one of the more prestigious neighborhoods in Sarasota. To that end we wanted to make sure you’re aware of the common complaints and concerns voiced by our homeowners. They include but are not limited to the following:
- Driveways, roofs, houses and gutters that need to be power washed. Please be mindful that mildew can form on the back or side roof without it being noticed and should be check periodically
- Lawns not being mowed and edged on a regular basis
- Failure to pull weeds from flower beds and driveways on a regular basis
- Mulch needed in flower beds
- Dead plants and trees that need to be removed
- Bushes, shrubs and hedges not being trimmed
- Items normally stored indoors such as trash cans, hoses, ladders, children’s toys, garden and pool maintenance equipment, basketball hoop, etc., left or stored in public view
- Boats stored in driveways
- Dogs not being walked on a leash
- Homeowners not cleaning up their dog’s business
- Business advertising on vehicles which are parked in driveways
- Please be advised that the Association will be strictly enforcing all the provisions of its governing document going forward, notwithstanding any previous attempts to enforce the governing documents.
Governing Document concerning Lease/Rental of Property within Laurel Lakes
Our governing documents have been amended to reflect new covenants concerning Lease/Rental of Property within Laurel Lakes.
The new lease or rental provision was adopted by the Board of Directors, on the advice of Mechanik, Nuccio, Hearne & Wester, P.A., legal counsel for our association.
All homeowners who are currently subletting their property and those who anticipate doing the same are advised that they must submit a completed lease/rental agreement which will then be reviewed by the BOD for approval. In the Resident’s Only Section of our website you will find Rules for Tenant Application which detail the requirements in order for a potential tenant to be considered and approved. Additionally, you will find the lease/rental forms that must be completed by homeowners, their agents and lessee/renters.
Our covenants now allows for subletting as long as the total number of dwellings rented or leased within Laurel Lakes does not exceed 10% of all dwellings within our community. It is also required a rental/lease be a minimum of twelve (12) months. It is extremely important for homeowners or your designated agent be familiar and follow the guidelines, many of which are required by State Statutes.

Golf Cart Registration Rules & Regulations
Golf carts within the community have been observed driving in prohibited areas. Our covenants require that all golf carts must be registered with the Association prior to their operation within the community. Under the Residents Only Section of our website you will find a section labeled Golf Cart Rules. Please review and if you have not registered your golf cart please do so.
