January 5, 2016 A New Year and a New Beginning
Over the past 18 months we have made great strides in becoming one of Sarasota’s most desirable communities in which to live. Within the next few weeks all homes within Laurel Lakes will be completed and we will have many new neighbors. Both old and new residents are urged to say hello and welcome their new neighbors.

The Covenants Committee is composed of a group of volunteers who reside in Laurel Lakes. They are charged with reminding homeowners, via a letter, that there is a violation of our published covenants with respect to the homeowner’s property. In the vast majority of cases the homeowner with the violation has quickly corrected the situation and informed the Board of Director, Secretary, of the correction via an email to: [email protected] . Once notified by the homeowner, the ARC Committee will then re-inspect the property and notify the homeowner of the results of the inspection and in most cases, close the violation.
We think it is important for all residents to know how the ARC Committee and the HOA Board work as a team. The ARC Committee will canvass the neighborhood on a regular basis and determine if a homeowner is in violation of one of our covenants. When a violation is determined the homeowner is sent a letter requesting the violation be cured within so many days. It is recognized that in a few instances the violation cannot be corrected within the prescribed timeframe and the homeowner can request additional time to rectify the situation. In all cases the time frame has been extended, within reason. It is also recognized that a violation is a subjective opinion and if the homeowner does not agree with the findings the Covenants Committee will place the violation on hold. A different group of people, including board members, will re-inspect the property and provide feedback to the homeowner.
Regarding the violation letters, the Board has adopted, at the direction of our legal counsel, a series of three letters. The first letter is a friendly reminder of a violation. The second letter is notification that if the violation is not corrected within a specified timeframe, a fine of $100.00 per day will be levied, up to a maximum of $2,500.00. The third letter is notification of the fine being levied along with any legal fees incurred. The fine will continue to accumulate until the corrections are completed and the Covenants Committee has been notified. The homeowner will be notified of the amount of the fine will have 30 days to send a check to Argus Property Management Company, Inc..
Which brings us to today!
In late November, letters were sent to several homeowners about violations and the vast majority have responded in an extremely positive manner. Of course, there are a few homeowners that have not corrected the violation or asked for an extension. Our intention during the first two weeks of January is to re-issue friendly reminder letters for those that have not corrected the violation. We are asking for full co-operation regarding the situation. To those homeowners who have corrected the violations and notified the Board of Directors, we thank you.
